1. About These Terms

These terms and conditions apply to all bookings, enquiries and use of the website operated by Khao Hom Guesthouse ("Khao Hom", "we", "us"), located at 76/5 Moo 3, Bang Sao Thong, Samut Prakan 10570, Thailand. By making a booking or submitting an enquiry, you agree to the terms set out below.

2. Bookings and Reservations

A booking is confirmed once Khao Hom sends a written confirmation by email. We reserve the right to decline a booking request at our discretion, in which case any payment received will be returned in full.

• Bookings are personal to the guest named at the time of reservation and may not be transferred to another person without our prior agreement.
• You are responsible for ensuring that the information provided at the time of booking is accurate, including arrival and departure times, room type and the number of guests.
• For group or family bookings involving more than two guests, please contact us directly so that we can prepare the accommodation appropriately.

3. Prices and Payment

All prices are displayed in Thai Baht (฿) and include applicable taxes unless otherwise stated. The prices in effect at the time of booking confirmation will apply to your stay.

• Daytime Rest Room (up to 6 hours): ฿4,300
• Overnight Stay with Airport Shuttle (1 night): ฿9,200
• Long Layover Suite (up to 24 hours): ฿17,300

Payment is required at the time of booking or upon arrival, as agreed during the reservation process. We accept major credit and debit cards. Khao Hom does not store card details on its own systems.

4. Cancellations and Changes

We understand that travel plans sometimes change. Our cancellation terms are as follows:

• More than 48 hours before the scheduled arrival: A full refund will be issued, less any applicable payment processing fees.
• Between 24 and 48 hours before arrival: A cancellation fee equivalent to 50% of the booking total will apply.
• Less than 24 hours before arrival or no-show: The full booking amount is non-refundable.

If your flight is delayed or cancelled by your airline and you are unable to arrive as planned, please contact us as soon as you are able. We will do our best to accommodate the new arrangement where rooms permit.

Requests to change the date or room type of an existing booking are subject to availability. We will make every effort to find a suitable alternative.

5. Check-In and Check-Out

Standard check-in and check-out times are outlined below. Flexible arrangements are available for Long Layover Suite guests as part of the service.

• Daytime Rest Room: Available from 06:00 to 22:00; room use is calculated from time of check-in, up to 6 hours.
• Overnight Stay: Check-in from 14:00; check-out by 12:00 the following day.
• Long Layover Suite: Check-in and check-out are matched to your confirmed flight schedule at the time of booking.

Early check-in and late check-out may be available on request and are subject to room availability. Additional charges may apply.

6. Airport Shuttle Service

The complimentary airport shuttle included with the Overnight Stay operates on a set timetable. Departure times will be confirmed at check-in or upon arrangement with our team.

• The shuttle serves Suvarnabhumi Airport only. If you require travel to Don Mueang Airport or another destination, please let us know in advance and we will assist with alternative arrangements.
• Guests are asked to be ready at the designated departure point at the agreed time. Khao Hom is not responsible for missed shuttles due to late presentation.
• The shuttle is shared and may carry other guests. Journey time is approximately 15 to 25 minutes depending on traffic.

7. Guest Responsibilities

Guests are asked to treat the property and its furnishings with care. You are responsible for any damage caused to the room or facilities during your stay beyond fair wear and use.

• Smoking is not permitted anywhere inside the property, including rooms, corridors and shared areas.
• Quiet hours are observed between 22:00 and 07:00 as a courtesy to all guests resting in the property.
• Pets are not permitted on the premises.
• Guests must be aged 18 or over to make a booking independently. Minors are welcome as part of a family booking accompanied by a responsible adult.

Khao Hom reserves the right to ask a guest to vacate the premises if behaviour causes disturbance or damage. In such cases, no refund will be issued for the remaining stay.

8. Liability

Khao Hom takes reasonable care to ensure the safety and comfort of all guests. However, we are not liable for:

• Loss of or damage to personal belongings kept in the room or in luggage storage, unless caused by proven negligence on our part
• Delays, cancellations or changes to flights or travel arrangements made by third parties
• Circumstances beyond our reasonable control, including power interruptions, natural events or government orders

We recommend that all guests hold appropriate travel insurance covering delays, cancellations and personal property.

9. Privacy and Data

Personal information collected during the booking process is handled in accordance with our Privacy Policy, which forms part of these terms. We comply with Thailand's Personal Data Protection Act B.E. 2562 (PDPA).

10. Website Use

The content of this website is provided for information purposes. While we take care to keep it accurate and current, we do not warrant that all details are free of error at any given time. Prices, availability and services are subject to change without notice.

You may not reproduce, copy or distribute any content from this website without our prior written permission.

11. Governing Law

These terms are governed by the laws of the Kingdom of Thailand. Any dispute that cannot be resolved amicably between the parties shall be subject to the jurisdiction of the Thai courts.

12. Changes to These Terms

We may revise these terms from time to time. The date shown at the top of this page indicates when they were last updated. Terms in effect at the time of your booking confirmation will apply to that booking.
